MEP Estimating Services for Commercial Projects

A sound project budget starts with a clear view of the work. Our MEP estimating services help contractors, owners, developers, and design teams review the costs of mechanical, electrical, plumbing, and fire protection systems.

At Rennell Estimating, we look at the scope in your drawings and the questions you need answered. You may need an early budget, help with a bid, or a closer review of system costs. We discuss the work with you before we agree the estimate.

Know What Your Estimate Covers

A total cost is useful only when you know what sits behind it. What drawings were used? Which systems are included? What still needs to be decided? Those details give you a basis for the next step.

We agree the purpose and scope at the start. We look at the project location, design stage, and level of detail needed. If details are missing, we discuss the assumptions that may be required.

That makes it easier to read the estimate alongside the plans. It also helps your team see where a change in scope could affect the budget, raise questions about an allowance, or compare options with a clearer view of what each one includes.

Estimating Across Building Systems

Four systems, each reviewed against the documents you share and the scope we agree together.

Mechanical Estimating

Heating, cooling, and related systems within the agreed scope. Depending on the plans, this may include HVAC equipment, ductwork, and mechanical piping.

Electrical Estimating

The systems and installation work shown in the project documents. A clear scope helps your team understand what is covered when reviewing a budget or bid.

Plumbing Estimating

Fixtures, pipework, equipment, and related work identified in the plans. We review the available information and note gaps that need to be addressed.

Fire Protection Estimating

A defined place in the budget for fire protection. We review the specified scope and set out what is included for the wider project team.

Support Before the Next Cost Decision

Our MEP estimating services can be supported by preconstruction cost consulting where your project needs a wider review. We discuss the questions you are facing and agree which services belong in the engagement.

  • Budget analysis shows how a design relates to the funds available.
  • Value engineering examines other ways to meet the project needs, looking at scope and performance as well as first cost.
  • Bid package preparation and review helps teams understand the scope behind each figure. A lower total may include different work.
  • Life cycle cost analysis looks at costs beyond the first purchase.
  • Preconstruction scheduling support looks at how building-system work fits the wider plan.

Each service has its own agreed scope, so you know what to expect from the review.

What We Agree to Deliver

When you request MEP estimating services, tell us how you intend to use the result. An early planning budget and a detailed bid review serve different needs, and the plans you have affect the detail we can prepare.

Before work starts, we agree:

  • The systems to be reviewed
  • The document set
  • The estimate basis
  • The delivery format
  • The schedule
  • The review once the work is ready

Your proposal sets out the work and what you will receive. A useful handover gives you room to ask questions about a scope item, an allowance, or a design change. If new drawings arrive, we review how they affect the agreed work before moving ahead.

A Clear Route From Enquiry to Estimate

Share Your Project Information

Send the location, available drawings, specifications, and target date. Tell us whether you need a budget, a bid review, or help with another cost decision, and which systems you want reviewed.

Define the Work Together

We review the information and discuss what is needed. This is the time to spot missing details, agree scope boundaries, and explain any deadlines. The proposal then sets out the work.

Review the Estimate and Next Steps

Once the estimate is prepared, we discuss the findings and questions. Your team can decide what needs more detail, what may change, and how the estimate fits the next project stage.

Help Us Review the Right Scope

  • Check which drawing set is current. Add the issue date and tell us if a new set is due. Send any list of changes; a small note on a plan can affect what needs to be priced.
  • Tell us which parts of the job you need. All four systems, or just one trade. If your team prices some work in-house, make that boundary clear.
  • For a bid review, send the scope notes as well as the totals. One bid may include an item another leaves out, so the figures need to be read with those notes.

Project Experience You Can Explore

Our project references span healthcare, life science, education, and historic settings. These building types bring different questions about systems, scope, and existing conditions.

Browse our estimating project portfolio to see the references. If one is relevant to your plans, ask us about the estimating role and scope.
